- Societies with less than 250 members can conduct elections internally under the supervision of the existing Managing Committee.

- The tenure of the Managing Committee is five years.
- Elections must be conducted before the expiry of the current committee’s term to avoid an administrative takeover by the Registrar.
3. Election Process
Step 1: Formation of Provisional Voter List
- The Managing Committee prepares a provisional list of eligible voters (society members) and submits it to the SCEA at least six months before the committee’s term expires.
- Members must ensure their names are included in the list to participate in the election.
Step 2: Appointment of Election Officer
- For societies with less than 250 members, an Election Officer is appointed internally.
- For societies with 250 or more members, the SCEA appoints an Election Officer.
Step 3: Notification of Election Schedule
- The Election Officer announces the election schedule, including the date of nomination, scrutiny, withdrawal, voting, and results declaration.
- Members interested in contesting must file their nominations within the specified timeframe.
Step 4: Nomination, Scrutiny, and Withdrawal
- Candidates submit nomination forms.
- The Election Officer verifies eligibility and conducts scrutiny.
- Candidates may withdraw their nominations within the given period.
Step 5: Voting Process
- If the number of valid candidates equals the required number of committee members, they are elected unopposed.
- If more candidates than required apply, voting is conducted via secret ballot.
- Members cast their votes, and results are declared on the same day or as per the schedule.
Step 6: Declaration of Results and Committee Formation
- The Election Officer declares the results, and the elected committee members assume office.
- The first meeting of the new committee is held to elect office bearers such as the Chairman, Secretary, and Treasurer.
4. Eligibility Criteria for Contestants
Candidates contesting the election must:
- Be an active member of the housing society.
- Have no outstanding dues or legal disputes with the society.
- Not have been convicted of any offenses related to cooperative societies.
5. Disqualifications for Contesting Elections
A member is disqualified if they:
- Have defaulted on maintenance payments for more than three months.
- Have been involved in mismanagement or financial irregularities in the past.
- Have been convicted of criminal offenses.
- Hold a dual membership in another society with voting rights.
6. Role of the Maharashtra State Cooperative Election Authority (SCEA)
The SCEA ensures:
- Free and fair elections.
